Terms of Service
Effective Date: April 17, 2026
Welcome to the website of Florida Tax Appeal Professionals (“FTAPS,” “we,” “us,” or “our”). By accessing or using our website and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our website or services.
Services Description
FTAPS provides property tax appeal services to property owners in the state of Florida. Our services include evaluating property tax assessments, preparing and filing appeals with the appropriate Florida Value Adjustment Boards, and representing clients throughout the appeal process to help ensure they pay only their fair share of property taxes.
No Legal or Tax Advice
The information provided on this website is for general informational purposes only and does not constitute legal, tax, or professional advice. FTAPS is a property tax appeal service and does not practice law or provide tax preparation services. You should consult with a qualified attorney or tax professional for advice specific to your situation. No client relationship is formed by your use of this website.
Client Responsibilities
When engaging our services, you agree to:
- Provide accurate and complete information about your property and tax assessments
- Respond to our requests for information and documentation in a timely manner
- Notify us promptly of any changes to your property or contact information
- Cooperate with us throughout the appeal process
- Pay all agreed-upon fees in accordance with your service agreement
Fees and Payment
Fees for our services will be outlined in a separate service agreement provided to you before we begin work on your case. All payment terms, including any contingency-based arrangements, will be specified in that agreement. We reserve the right to modify our fee structure for future engagements.
No Guarantee of Results
While we strive to achieve the best possible outcome for every client, we cannot and do not guarantee that any property tax appeal will result in a reduction of your assessed value or tax liability. Results depend on many factors, including property characteristics, market conditions, and the decisions of Value Adjustment Boards and other governmental bodies.
Intellectual Property
All content on this website — including text, graphics, logos, images, and software — is the property of FTAPS or its content suppliers and is protected by applicable intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content on this website without our prior written consent.
Limitation of Liability
To the fullest extent permitted by Florida law, FTAPS shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of our website or services. Our total liability for any claim related to our services shall not exceed the total fees paid by you to FTAPS for the specific service giving rise to the claim.
Indemnification
You agree to indemnify and hold harmless FTAPS, its officers, employees, and agents from any claims, losses, damages, liabilities, and expenses (including reasonable attorneys’ fees) arising from your use of our website, your violation of these Terms of Service, or your provision of inaccurate or incomplete information.
Governing Law and Dispute Resolution
These Terms of Service are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising from these terms or your use of our services shall be resolved in the state or federal courts located in Miami-Dade County, Florida. You consent to the personal jurisdiction of these courts.
Termination
We reserve the right to terminate or suspend your access to our website and services at our sole discretion, without prior notice, for conduct that we believe violates these Terms of Service or is harmful to other users, us, or third parties. You may discontinue your use of our services at any time, subject to the terms of your service agreement.
Third-Party Links

SMS / Text Messaging Program Terms
These terms govern FTAPS’s text messaging (SMS) program. By opting in through our website forms, you agree to these SMS Program Terms in addition to the rest of these Terms of Service.
Program Description
FTAPS operates a text messaging program for clients and prospective clients. This includes SMS messages for account notifications, customer care, and marketing — such as property tax case status updates, consultation reminders, appointment confirmations, document requests, renewal reminders, invoices, customer-service conversations, special rates, early-renewal discounts, deadline reminders, and promotional offers.
How to Opt In
You may opt in to our SMS program by providing your mobile phone number and checking the SMS consent box on our website forms at ftaps.com/get-started or ftaps.com/contact. Providing a phone number alone does not enroll you in the program — explicit consent via the checkbox is required.
Message Frequency
Message frequency varies based on your case activity and ongoing engagement with our services.
Message and Data Rates
Message and data rates may apply. You are responsible for any charges imposed by your wireless carrier. FTAPS is not responsible for these charges.
How to Opt Out (STOP)
You can cancel the SMS program at any time by replying STOP to any message you receive from us. You will receive a one-time confirmation that you have been unsubscribed, after which you will no longer receive SMS messages from our program. If you want to rejoin, simply opt in again through our website forms.
Help (HELP)
For assistance, text HELP to any message, or visit our website at www.ftaps.com. You may also contact us at (305) 395-4132 or info@ftaps.com.
Supported Carriers and Carrier Liability
Our SMS program is available through major U.S. wireless carriers, including AT&T, T-Mobile, Verizon Wireless, Sprint, U.S. Cellular, Boost Mobile, MetroPCS, Virgin Mobile, and others. Wireless carriers are not liable for delayed or undelivered messages. Message delivery is subject to the transmission limitations and terms of your wireless service.
Privacy
Your mobile phone number and SMS opt-in data are handled in accordance with our Privacy Policy. We do not share or sell SMS opt-in information or phone numbers for the purpose of SMS with any third parties. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
